What’s it good for? Mainly PvE for enemy clearing but useful in PvP to chip away damage and switch to a stronger weapon. Doing so will overflow your magazine, cause increased damage and increase the slowing ability.Īll in all, it’s another excellent addition to the Trace Rifle family and maybe one of the most fun weapons to use right now. The Catalyst is the first of its kind and takes advantage of your Super energy. This does make it tough to use off the cuff for PvP but may make building a Stasis loadout worth the effort to take advantage of the excellent base stats, freezing effect, and the Catalyst. So, if you’re running a Stasis Subclass, potentially another stasis weapon and Elemental Well Mods, you can truly just keep your clip and abilities filled to the brim. It also brings in ammo from your reserves over time, every time you land a Stasis final blow. The continuous pulsing stream of energy not only does gradual damage but freezes and shatters enemies to let out a massive AOE attack. No, they had to go all out and give us possibly one of the best weapons currently in the game that leverages Stasis to perfection. Why is it one of the best? So, we already have an excellent Linear Fusion Rifle addition with the Lorentz Driver this season, but Bungie wouldn’t stop there. Ager’s Scepter is no different and once again proves that they know how to make a single weapon archetype feel diverse and unique-as well as the fact that they’ve just tapped into the potential for Stasis in weapons. There are very few of these weapon types in-game and they seem to take special care in how they design them. October 2021 Update: We’ve said this before, but anytime Bungie adds in a new Trace Rifle, you best pay attention. Let’s dive in and rank the current trace rifle options in Destiny 2. So what is the best trace rifle in Destiny 2? It’s actually a fairly easy question to answer - there are only five of them available. Looking for more Destiny 2 tips and tricks? Click to view all our Destiny 2 guides. That said, there’s still some use for these Exotic weapons if you’re willing to build around the better options. In practice, they’re an interesting experiment that doesn’t pack enough of a punch. In concept, the trace rifle sounds incredibly useful and serves as a unique departure from other weapon classes. They’re basically a deadly laser pointer meant to take out multiple enemies with incredible precision. Rather than providing a single burst from close-to-mid range, these are long-range iterations that fire a constant beam of energy. Trace rifles are the flashy but underutilized subset of the fusion rifle weapon class in Destiny 2.

This strategy helps insulate its income from inflation and higher interest rates. That's where Medical Properties differs because virtually all its leases "provide for annual contractual rental increases that are tied to inflation." Hamner then noted, "But critically, our model has always anticipated the likelihood of rising interest rates and the need for our contractual rental rates to increase with the inflationary pressures that result in higher interest rates." He went on to note that most hospital leases don't feature rental rate escalations tied to market rates. Leases are structured in a way that protects against higher rates The financial cornerstones of using fixed-rate debt with staggered maturities prevent the company from facing significant debt maturities amid surging interest rates like we're seeing today. It is also why we carefully plan on staggered maturities, both of those cornerstone strategies are consciously designed to help avoid a situation that might otherwise arise if interest rates spike upward and significant amounts of debt mature simultaneously." Hamner stated, "That is why all of our long-term debt is at fixed rates. Since it can't control the cost of debt, it focuses on what it can manage. This capital has a cost to the company in the form of debt costs. It predominantly acquires hospitals from operators via sale-leaseback transactions that provide them with capital to operate and grow their businesses. The CFO noted that at its core, Medical Properties Trust sells a product to its lessees: capital. He stated, "After a virtually unchanged business model since we started the company almost 20 years ago, I thought I would make a few comments relevant to analyzing that model's sustainability." Hamner discussed the company's financial foundation on its recent first-quarter call. Medical Properties Trust has three co-founders, CEO Edward Aldag, CFO Steve Hamner, and COO Emmett McLean, who will retire later this year. The balance sheet is designed to mute the impact of spiking interest rates
